Site Plan and Architectural Review for a mixed-use development within the Twin Creeks TOD. The property is 2.86 acres within the HMR High Mix Residential zoning district. The Twin Creeks Village (Crossing Loop) frontage is proposed to be developed with two 3-story buildings (Buildings 2 & 3) with a common plaza area on either side of a pedestrian promenade that is part of the overall TOD development. There will be a total of 11,482 square feet of ground floor commercial lease space (broken down into 16 separate spaces), two live-work units and 87 dwelling units incorporated into four building complexes.
Building #1 is south of the primary parking lot entrance from North Haskell. This building is a transitional starting with two story units on the south and stepping up to three story units on the north end. It is proposed to be developed wiith ten 1 and 2 bedroom townhouses.
Building #4 facing Silver Creek Drive is all residential use with 10 units on the ground floor with 12 townhouse units on the second and third floors for a total of 22 dwelling units.
This plan provides 172 off-street parking spaces intended for residents and patrons of the project and there are 50 additional diagonal and parallel on-street parking spaces that were envisioned as part of the original TOD master plan.
The Planning Commission granted final approval of the Site Plan and Architectural Review on April 6, 2021

A three story complex in the middle of the neighborhood is going to completely destroy the look and feel of the parks & our view. Also, I am worried about the additional vehicles & vandalism that would be in the neighborhood.
I will be at the meeting, please provide any information for the adjacent property owners.
Upset about proposed construction plan.
I live at 522 Blue Moon Dr. This news is very disappointing and disturbing to me. From what I can tell from the grand plan, the only access to that huge parking lot is from the alley just 18 feet from my garage door and 40 feet from my bedroom window. Thus, leaving me susceptible to a huge increase in traffic and noise literally right outside my door. I only moved here in September 2020 and have enjoyed the peace and quiet of my new neighborhood. Now, I am feeling that I cannot live peacefully here if this plan goes through. Also, this notice on this web page says that a public hearing is schedule for August 4th and the letter of notice I received in the postal mail says the hearing is scheduled for April 6th. Which is it? And why the change? And, how soon does the plan call for beginning construction? I may want to sell my home and move before the construction begins.
Twin Creeks Village Mixed Use Proposal Hearing on April 6th
A staff report and attachments at available for viewing prior to the public hearing at the Planning Commission on Tuesday, April 6, 2021.
Twin Creeks Village
I am a resident in the North Village of Twin Creeks. I have spoke with several people and it is the general consensus that we would like to see some cafe's, small brewery, coffee shop, bakery type of options introduced within Twin Creeks, all dog friendly of course. It would be nice that we while we are already out walking that we would have a nice place to grab a coffee, meal or a cold beer while out. We absolutely love living in this neighborhood and would love to have it be a place where you essentially can do everything you could want to do all in one place.
