Application Summary
An application has been received to partition a 21.12 acre property in the Tourist and Office Professional (C-4) zone into two (2) parcels for future land development, including:
- Proposed Parcel 1 (7.71 acres); and,
- Propsoed Parcel 2 (13.62 acres).
The project site is located at 1777 East Pine Street (37S 2W 02D, Tax Lot 100) to the north west of the intersection of East Pine Street and Hamrick Road. The proposed land division proposes a right-of-way reservation for the future extension of Gebhard Road, a City Collector identified in the Transportation System Plan. Applicant/Agent: CSA Planning (Raul Woerner); Property Owner: Housing Authority of Jackson County.
Approval Criteria
Evaluation of the Tentative Partition is subject to compliance with the following:
- CPMC 16.10, Tentative Plans
- CPMC, 16.36, Major and Minor Partitions
- CPMC 17.44, Tourist and Office Professional (C-4) zone
Public Comments
The above referenced appliations are subject to Type III (Quasi-judicial) land use review procedures set forth in CPMC 17.05.400. Following a duly noticed public hearing on May 7, 2024 at 6:00 p.m., the Planning Commission will consider the application based on their ability to meet the applicable approval criteria. The Planning Commission may render a decision to approve, approve with conditions or deny the application.
Interested parties are invited to participate by providing written comments up to the close of the public hearing and/or providing oral testimony during the public hearing. This is an opportunity raise issues and present evidence in support of or opposition to the proposal. Any testimony and written comments about the decision described above will need to be related to the proposal and should be stated clearly to the Planning Commission with sufficient specificity for the Planning Commission to respond to the issue(s) prior to the close of the final hearing.
The City Planning Commission will meet in person in the Central Point City Council Chambers located at 140 South 3rd Street. Virtual participation is available upon request. To request an invitation to particpiate, please email comments no later than 12:00 p.m. on May 7, 2024.
