Summary
A Tentative Plan application has been submitted to partition an existing property into two (2) separate parcels. The project site is located along East Pine Street within the C-4, Tourist and Office Professional commercial zoning district istrict that allows a broad range of commercial uses in accordance with requiements in CPMC 17.44.
Review Procedure & Approval Criteria
Tenative partition plans are subject to a Type II review process per CPMC 17.05.100. Following notification of the proposed land use action to property owners within 250-ft and a 14-day public comment period, the Community Development Director will decide whether to approve, approve with conditions or deny the application. The Community Development Director's decision is based on the proposed tenative plan's compliance with requirements for tentative plans, zoning and development standards including the following sections:
- CPMC 16.36, Major and Minor Partitions
- CPMC 17.44, C-4, Tourist and Office Professional District (Zoning Standards)
How to Get Involved
You may submit written comments on the application until the close of business (4:30p.m.) on Wednesday, December 13, 2023. All comments should address the approval criteria and must be must be clearly stated with sufficient information to allow the Community Development Director to respond to the issues and concerns. Once a decision is rendered, there will be a 10-day appeal period. Appeals are subject to the process and requriements in CPMC 17.05.550.
